The Rogue × Parti collaboration delivers the durability of commercial construction with the warmth and refinement of a well-designed home. At the core is a light-gauge steel structure that won’t warp, shrink, or settle like conventional wood framing. Walls use noncombustible, moisture-resistant assemblies in place of traditional plywood and OSB, creating a building envelope that is quieter, more stable, and designed to perform for decades with less maintenance.
HEARTH
Single‑Story Modular Homes
Hearth is a collection of one‑story, single‑family modular homes designed to deliver simplicity, accessibility, and long‑term durability.
* COMPACT FOOTPRINT
Designed in collaboration with Rogue Modular, the primary Hearth homes are approximately 1,350 square feet and offer three bedrooms and two bathrooms, balancing efficient modular construction with the comfort and functionality expected in a modern family residence. Each one story home in this series features an attached two-car garage with one bedroom, one bathroom accessory dwelling unit above the garage.
Each home is available in a standard floorplan for rapid deployment, with optional customization to suit site conditions or homeowner preferences. Living rooms are oriented toward the street to support neighborhood engagement, while the kitchen and dining areas open to the backyard, providing direct outdoor access and generous natural light. Every home includes a primary bedroom with an ensuite bathroom and walk‑in closet.
Standard amenities include a washer/dryer, kitchen pantries, and optional kitchen islands. The layouts emphasize centralized, open spaces for cooking, gathering, relaxing, and play — all within a footprint designed for efficiency and long‑term durability. These homes prioritize ease of movement, intuitive layouts, and universal access. With all essential living spaces on a single level, the Hearth Series supports residents across a wide range of ages and mobility needs — from young families to aging‑in‑place households. Generous windows, practical storage, and flexible living zones create a sense of openness without increasing the building’s overall footprint.
Where modular units meet, double walls are intentionally concealed using overhead beams, allowing the kitchen and living areas to read as a seamless, contemporary open‑plan space rather than a collection of modules. The result is a home that feels cohesive, warm, and intentionally crafted, while still benefiting from the speed and consistency of modular construction.

TWO STORY MODULAR HOMES
Two‑story single‑family modular homes designed to offer expanded living space, flexible layouts, and family‑oriented functionality.

The main level features the living room, kitchen, and dining areas, while all bedrooms are located on the second floor. This arrangement supports privacy, separation of quiet and active zones, and a clear organizational flow throughout the home.
The second story provides opportunities for additional program options, including a fifth bedroom, private outdoor decks, or shared flex spaces that can serve as play areas, study zones, or secondary living rooms. As with the Hearth Series, each Summit home includes an attached garage with a one‑bedroom, one‑bathroom ADU above, offering rental income potential, multigenerational living, or guest accommodations.
Each home is conceived as a modern modular “starter core” that supports efficient fabrication, predictable costs, and rapid installation while still delivering the warmth, comfort, and livability expected of a traditional single‑family residence. A family of compact, single-story homes designed for clarity, economy, and ease of placement on a remote / hilly terrain.
* FEATURING ROOFTOP DECKS
These are second-home retreats distilled to their essentials—no attached garages, no accessory units, no excess program—just a disciplined, efficient structure oriented toward the landscape.
Each plan offers three to four bedrooms and two bathrooms, organized around a simple living core that anchors the home to its site. Circulation is direct, volumes are modest, and every interior space is shaped by the priority of the view. The homes are engineered for deployment on steep or remote mountainsides, with a foundation strategy and structural system that adapt to slope, access constraints, and variable soils.
The defining amenity of the series is the rooftop deck—a quiet, elevated platform that extends the home upward into the landscape. It provides a higher vantage point for contemplation, solace, and reflection, reinforcing the series’ central idea: a place to look outward, breathe deeply, and reconnect with the environment.
