Every module is framed in light‑gauge steel, a system that inherently resists the racking, warping, shrinkage, and long‑term movement that undermine traditional wood‑framed buildings. Steel maintains dimensional stability over decades, ensuring assemblies remain as installed and perform better thermally than thicker walls.
Where conventional modular builders rely on OSB or plywood sheathing — materials that are vulnerable to moisture intrusion, mold, and fire — Rogue × Parti specifies cementitious, noncombustible sheathing systems such as ZS2 TechBoard and 2-inch aircrete panels. These assemblies are inherently noncombustible, moisture‑resistant, and structurally rigid from day one, reducing maintenance and providing enhanced sound separation, thermal performance and protection to residents over time. Built to Type II noncombustible construction standards.
